About ADUs
An Accessory Dwelling Unit (ADU) is a secondary housing unit located on the same lot as a primary residence. ADUs can be standalone structures, converted garages, or additions to existing homes.
The number of ADUs you can build typically depends on local zoning laws and the specific zoning of your lot. Most cities allow one ADU (up to 1,200 sqft) plus a Jr. ADU (up to 500 sqft) per single-family home, but this can vary.
In most cases, ADUs require a separate address, but local regulations may vary. It’s best to confirm with your local municipality.
Whether separate utility meters are required depends on local regulations and your specific ADU setup. We can help clarify this based on your situation.
ADUs are gaining popularity due to their potential for additional income through rentals,
multigenerational living solutions, and increased housing density in urban areas.
Adding an ADU may increase your property tax assessment, as it adds value to your property. The exact impact will depend on local tax laws and your project size.
About Ecco
A prefab (prefabricated) unit is constructed off-site in a factory and then transported to your location for assembly. This method often speeds up the construction process and can reduce
costs.
Absolutely Not! Prefab homes are not the same as mobile homes. They are built on permanent foundations and are considered real property, adding square footage and value to your property.
Pricing
The Ecco price includes the unit itself, permitting, site work, utilities connections, delivery, installation, and standard features such as all appliances. Additional options and customizations
may incur extra costs.
Costs can increase due to site preparation, permits, utility connections, customizations, and any
unforeseen construction challenges.
An upfront deposit is typically required to secure your order and start the process. The exact
amount will be discussed during your consultation.
Absolutely not! We aim for transparency in pricing and do our best to cover all potential costs
upfront so there’s no surprises. If unforeseen issues or specific site conditions arise, we work to
resolve them in a fair manner with the homeowner.
An ADU can enhance your property value by increasing its square footage, property value, and rental potential. However, the exact increase will depend on your local real estate market.

Permitting and Construction
Ecco takes care of the paperwork and permits for your ADU home. Our team of experts
will handle all necessary submissions to ensure compliance with local regulations.
The permitting process can vary based on your location and local regulations. Generally, it can
take anywhere from a few weeks to several months. Our team will provide you with a timeline
specific to your project. An Ecco Home project can take as little as 7 months to complete starting
from contract signing to move-in day.
Yes, Ecco ADUs are set on a permanent foundation.
Absolutely! Our foundation systems are designed to meet or exceed local building codes,
including those for earthquake safety, ensuring your ADU is secure.
Our team will assess your current electric panel during the planning phase. We will determine
whether it needs to be upgraded to accommodate the additional load from your ADU.
Ecco ADUs come outfitted with an electric furnace rated to provide enough heat for a
1,400 square foot interior. A/C is not included in the standard package but is available as an
option.
While some disruption is inevitable during construction, our team strives to minimize the impact
to your property and daily life. Ecco’s site preparation work typically takes 4 – 6 weeks,
which is much shorter than the 6 – 14 months for on-site builds.
Size and Setbacks
Our design team will conduct a site assessment to evaluate your property and determine if an Ecco ADU can be accommodated within the local zoning regulations and setbacks.
The size of your ADU depends on local zoning laws and regulations. Typically, ADUs can range
from 400 to 1,200 square feet.
Energy Efficiency
Ecco ADUs are built to accommodate solar panels and come with the option for solar panel installation.
Absolutely! Ecco ADUs are designed with energy-efficient materials and systems,
ensuring that they meet or exceed energy performance standards.

Yes, many homeowners qualify for loans specifically for ADU construction. Options may include
personal loans, home equity loans, or construction loans.
Not necessarily. While refinancing is one option, there are other financing methods available that do not require refinancing your existing mortgage.
The most common way to finance an Ecco ADU is through a home equity line of credit (HELOC) or a Cash-out Refi, as these options often provide favorable interest rates and terms.
If you have limited equity, you may still explore personal loans, construction loans, or even government programs designed to assist with ADU financing.
